1 A deposit of 20% of the full rental charge will confirm the booking. A provisional booking can only be held for 5 days pending receipt of the deposit.
2 The balance amount is due, at the latest, 8 weeks prior to the commencement of the holiday.
3 The price quoted for your holiday includes all electricity, gas and water charges. In low season a charge is made for heating, if required.
4 The property will be available from 4 pm on the day of arrival and must be vacated by 10 am on the day of departure.
5 The hirer is responsible for leaving the premises in a clean and tidy condition as found; failure to do so could incur extra charges. We can arrange for the cottage to be cleaned for you at a cost of £36, if you wish. The cost of minor damage or breakages to the property or contents will be deducted from the hirer's security deposit but the hirer's liability to the owner is not limited by this amount. The deposit of £75 is payable with the balance. We undertake to return the security deposit, less any deductions and the Taxe de Sejour of £7 per week, within 2 weeks of your departure.   
6 The use of the accommodation, facilities and any other amenities on site is entirely at the hirer’s risk and no responsibility can be accepted for injury to the hirer, his party and any visitors or any loss or damage to their belongings, including vehicles. The owner shall not be liable for any temporary defect or stoppage in the public services at the property nor any loss, damage or injury due to adverse weather conditions. Use of the owners’ bikes is entirely at the hirer’s risk.
7 While every effort has been made to ensure that our brochure is accurate the representations in it and any other advertising will place no liability on the part of the owners.
8 In the event that you cancel your booking the following charges will be made:

We would strongly recommend that you take out a comprehensive holiday insurance which covers cancellation as well as other eventualities.
9 No pets can be accommodated on site.
